Why we work the way we do

Almost every bad remodeling story has the same shape. The quote was a range, not a price. The designer and the builder were different companies, so nobody owned the problem when the drawing didn't build. The person who sold the job disappeared after the deposit. And the final invoice arrived with change orders nobody had agreed to.

None of that is inevitable. It's the predictable result of separating design from construction and pricing a job before anyone has properly worked out what's involved.

So we do it the other way around. Design and construction sit in one contract. Nothing gets priced until the scope is genuinely resolved. And the number in your proposal is a fixed price against a written scope, not an estimate that drifts.

What that means for you

One project manager, from the first walkthrough to the final punch list. A written schedule showing which trade is in your house on which day. A price agreed before demolition. Change orders only when you ask for a change, or when something genuinely unforeseen turns up behind a wall — in which case you see the cost and approve it before we touch it.

We're a Dallas company. We know which neighbourhoods sit on slab and which sit on pier and beam, which suburbs permit separately from the city, and how long the City of Dallas actually takes. That's not marketing — it's the difference between a schedule that holds and one that doesn't.

What we don't do

Being straight about the limits is part of being trustworthy:

  • We don't quote over the phone. A price without a site visit is a guess, and guesses become change orders.
  • We don't do handyman work — no fan installs, gutter cleaning or TV mounting. We're a remodeling contractor, and staying narrow is why we're good at it.
  • We don't do ground-up construction. Interior remodeling, renovation and additions to existing buildings.
  • We won't sell you a bigger project than you need. If refacing and new countertops gets you where you want to be, we'll tell you.

Insurance and trades

Noir Kitchen Remodeling Dallas carries general liability insurance, and the electrical, plumbing and HVAC trades on our projects are licensed by the State of Texas. Certificates are available on request before work starts — and you should ask any contractor for them, not just us.

Texas does not license general contractors at state level, so treat anyone claiming a "state contractor's licence" for general remodeling with some caution. What matters is insurance, the licensing of the specialist trades, and permits pulled in the contractor's name rather than yours.

Working with us

Most full kitchen remodels in Dallas land between $32,000 and $95,000, depending on the size of the room, whether the layout changes, and how far up the materials go. Cabinet refacing starts around $6,500 and countertop replacement around $4,000. We give you a fixed price in writing after the free in-home consultation, so the number you sign is the number you pay.
A full kitchen typically runs 6 to 10 weeks on site, after a 3 to 6 week design and ordering phase. Bathrooms are usually 3 to 5 weeks. Cabinet refacing is about a week, and countertop replacement is usually a single day once templating is done. Long-lead items — custom cabinetry and stone in particular — drive the schedule more than the build does.
Yes. We pull permits and schedule inspections with the City of Dallas for structural, electrical, plumbing and mechanical work. Cosmetic work — cabinets, countertops, tile, paint — generally doesn't need a permit. Removing a wall, moving plumbing or adding circuits does.
For a kitchen, most clients do. We set up dust barriers, protect floors and walkways, and can rig a temporary kitchen with the fridge, microwave and a sink so you're not eating out for two months. For a whole-home renovation it's usually easier to move out for the heaviest phase.
