Renovating an entire house is a logistics problem as much as a construction one. The value is in the sequencing — and in one person owning it end to end.

What "whole home" actually means

It covers a wide range, and the first job is establishing where on that range your project sits — because it changes the budget by a factor of three:

  • Cosmetic whole-home. Every room touched, nothing moved. Paint, flooring, lighting, fixtures, maybe kitchen and bath finishes.
  • Major renovation. Layout changes in the main living areas, kitchen and bathrooms rebuilt, some services replaced.
  • Full gut. Back to studs. New plumbing, electrical and HVAC throughout, new insulation, new everything.

What we'd check before you commit

On any house older than about 40 years, these determine whether the budget is realistic:

  • Electrical service and panel. Older panels and undersized services often need replacing before anything else is worth doing.
  • Drain lines. Cast iron has a finite life. Replacing it is far cheaper while floors are already open.
  • Foundation. Slab movement shows up as cracked tile, sticking doors and out-of-level floors. It's assessed before, not after, new finishes go down.
  • HVAC capacity and ducting. Opening a floor plan changes how the house needs to be conditioned.
  • Insulation and windows. The cheapest time to fix either is while walls are open.

Making a renovated house read as one house

The most common failure in whole-home renovation isn't structural — it's that the finished house looks like four separate projects. What prevents that:

  • One flooring material running continuously through the main living areas, with as few transitions as possible.
  • A single trim and door profile throughout, matched to the original where the house has character worth keeping.
  • One metal finish for hardware, taps and lighting across the public rooms.
  • A consistent paint palette — one wall colour, one trim colour, and deliberate exceptions rather than accidental ones.
  • Consistent ceiling treatment and lighting temperature. Mixed colour temperatures between rooms is the detail people feel but can't name.

Frequently asked questions

For a major renovation, typically 4 to 8 months on site after design and permits. A full gut on a larger house can run 8 to 12 months. Design and permitting add 2 to 3 months before that, and it's time well spent — projects that start on site without resolved drawings are the ones that overrun.
You can, and we'll plan the phasing so each stage is a sensible stopping point. Be aware it costs more overall — repeated mobilisation, repeated dust protection, and finishes that get discontinued between phases. If the funding allows doing it once, do it once.
Where it makes sense, yes, and we'll advise honestly. Repiping and rewiring cost a fraction of what they do as standalone jobs when the walls are already open. Doing new finishes over services that are near end of life is the definition of false economy.
